What it does
The project builds a LangGraph of deterministic Python analysts and collectors that, on a schedule (twice a day on weekdays), read leads, buyer and seller deals, and the general Bitrix24 database via fast_bitrix24, check compliance (missed calls, overdue pipeline steps, lead qualification quality) and send violations to department head chats, with a summary to a general chat. The LLM (DeepSeek) is used in only one lead-quality-control node; the rest of the checks are deterministic. A separate module builds a data mart (ETL from deal stage history into SQLite) and a FastAPI web dashboard with role-based access and a separate integration with an external real-estate CRM for property listing cards. A DRY_RUN mode runs the audit read-only, with no messages sent.

The project is written for one specific company: manager chat IDs, the department map and pipeline IDs are hardcoded and need a full rework for another organization. It relies on the external DeepSeek API and a separate third-party real-estate CRM with its own key and contract. The dashboard and ETL store data in local SQLite; production deployment needs a separate checklist with nginx and TLS.
How to disable. Stop the audit cron job and the web dashboard process, and revoke the Bitrix24 webhook and the DeepSeek API key.

Does the AI change data in the CRM itself?
No, the LLM is used only for lead-quality control, the other analysts are deterministic, and DRY_RUN mode is read-only with no notifications sent.
Can it be used without the second real-estate CRM?
Yes, the dashboard's "Objects" section connects with a separate AFINA_API_KEY; without it the page and menu item simply do not appear.
